How to compare property investments
A useful comparison starts with terms, not a percentage. Collect the same information for every option and leave unconfirmed fields visibly unanswered.
Start with the essentialsQuestions worth asking.
What you acquire
Record whether the offer concerns a specific unit, property rights or another instrument. For a fund, establish which instrument the investor acquires; do not equate it with an individual apartment.
Initial and recurring costs
Compare entry cost, transaction expenses, fit-out, management fees, maintenance reserves and other recurring costs. Record the currency and date of every price.
Scenarios and exit
Request calculations for different occupancy and operating costs. Check resale procedures, restrictions and exit costs separately. A scenario is a set of assumptions, not an observed result.
Common questions
Why are two advertised percentages not directly comparable?
They may use different bases, periods, currencies and cost assumptions. Without a common definition, the comparison may be misleading.
Where can I compare properties?
The catalogue lets you compare up to three properties. Review investment projects separately: their structures and terms need a document-based comparison.
A place for your plans.
Start with a neighbourhood, a property type or the questions that matter before buying or renting.
